haha....they only ask on the form 4 times what the sales price is. your point is valid only concerning refi's. but think about it, i'm not committing fraud for $350 so i can get fined for $10,000 and lose my license. that's retarded.
long story short, if it's a sale, we have to know the sales price because we're required to read the contract and notate concessions, etc..
i do agree that there are some bad appraisers out there. i encourage their fraudulence. more future business for me.

Oh, and underwriters aren't fraudulent. They just criticize opinions of appraisers who live in states that the underwriter has never visited and has no way of developing an opinion of value while sitting at a desk 2000 miles away without seeing the subject property. The things they ask you for after the fact are ridiculous. The whole point of the thread is to express my disdain for underwriters and not to attempt to be comical in any way. I truly hate them like most men hate their wives.

OK, fraud was the incorrect term, but the sales price still shouldn't be known to the appraiser in order to prevent just trying to push the sale through. If the appraisers don't know the sales price, they wouldn't be able to set the appraisal at a certain number just to push the sale through. Mortgage companies lost lots of money because of those types of appraisals.

I completely agree with you that we shouldn't know the sales price of a home before we do the appraisal. I've always thought they should base the sales price on our unbiased value. That being said, the price of your house would drop dramatically if it went to that (and that goes for every house across the country). But, based on the credit scores and lack of down payment money, sometimes you have to show a certain amount of equity in a house so the loan can go through. I won't stretch a house too far. If a couple of thousand will help, I have no problem with that. $20,000? I tell them to go get fucked. Think about it this way, a person buys a house for $80,000. They get an 80% LTV (loan to value) which means the appraisal needs to be $100,000. They're still only loaning $80,000 on an $80,000 house. It's just the numbers confuse most people sometimes. That being said, I don't do that kind of shit. But I'm also not in the business to piss off every bank, broker or real estate agent in the world either. I help when I can. Clear as mud?

The worst people I've ever had to deal with on a regular basis are mortgage BROKERS. You want to know why we have a mortgage credit crisis right now, it's because of them. They got people who couldn't afford a house into these ridiculous ARMs that refi to rates like 11.9% and now they're all getting foreclosed upon.
But do the BROKERS care? Fuck no. They took their broker fees four or five years ago, defrauded the end lenders, and now the whole country is fucked.
