i feel your pain, bart. my advice is to go through an agency; just makes sure they'll actually be showing you places during your appointment. it makes things so much easier.
the wife and i have discussed moving too, though now we're down to only a month before our lease runs out. we love our place, but we could probably get something comparable for a few less hundred a month if we moved just a bit further out of the city.

I've found one that could be a really great place, I just have to figure out how much work the owner is willing to do to it. As it is the previous tenant trashed it and the layout is bizarre. Also they put this crummy yellow carpet over what looks to be really nice original 1920s hardwood.

are there tacs imbedded all over the hardwood or is it an easy fix?
